Housing Society Launches Sandwich Class Housing Scheme Remaining Units for Sale

The Hong Kong Housing Society (Housing Society) announced the sale of the first batch of remaining units of the Sandwich Class Housing Scheme (SCHS). Application is open from 25 June to 15 July 2008. Of the total 1,083 remaining SCHS units in stock, 438 units will now be launched at Highland Park in Kwai Chung, The Cascades in Ho Man Tin and Marina Habitat in Ap Lei Chau.

Situated at Kwai Chung mid-level with a delightful open view, Highland Park is fitted with comprehensive recreational facilities, including an outdoor swimming pool and a residents' clubhouse. The 343 units are all of three-bedroom and two-living-room design with sizes ranging from 725 to 816 sq ft. Sale prices range from $2,010,000 to $2,500,000 at an average of $2,930 psf.

The Cascades, located at Ho Man Tin and in proximity to Mong Kok and Tsim Sha Tsui, is popular for its excellent school network and transport convenience. There are 83 two-bedroom and two-living-room units with gross floor area ranging from 681 to 688 sq ft, selling between $2,080,000 and $2,500,000 at an average of $3,440 psf.

Marina Habitat lies at the waterfront of Ap Lei Chau. Only 12 remaining flats of three-bedroom and two-living room design are available for sale, mostly at higher levels with stunning sea view. With a gross floor area of approximately 800 sq ft, the selling prices are set between $2,500,000 and $2,900,000 at an average of $3,530 psf.

To be eligible for application, family applicants should have a monthly household income between $23,001 and $39,000 with an asset not exceeding $1,000,000 and no prior ownership of any residential property in Hong Kong within two years preceding the application period. Public housing tenants are eligible to apply without income and asset limitations. The Housing Society will provide guarantee for buyers to obtain mortgage up to 90% of property prices from banks and other recognised financial institutions.

"The prices are set with reference to the recent secondary market of the SCHS estates concerned and private properties in the same districts at a discount of 20%. In view of the bigger unit size and limited number of flats available, only families with two or more members will be eligible for applications," said Mr Daniel Lau, General Manager (Planning & Development) of the Housing Society.

"All SCHS remaining flats are brand new and have never been occupied. The Housing Society has carried out maintenance works for these units on a regular basis. To ensure their quality before handing over to the owners, detailed pre-sale inspection and repair works on the units were conducted. Besides, a one-year defect liability period will be offered to buyers after the completion of the Agreement for Sales and Purchase," Mr Daniel Lau added.

On-site show flats will be open for visit daily from 10:00 am to 6:00 pm at Highland Park and Cascades during the application period. The Housing Society will also provide free shuttle service at Tsuen Wan MTR station to Highland Park on Saturdays and Sundays.
