

1 General
Hong Kong Housing Society (the “Housing Society”) was
incorporated on 18 May 1951 under the Hong Kong Housing
Society Incorporation Ordinance. The address of its registered
office and principal place of business is 29/F, World Trade Centre,
280 Gloucester Road, Causeway Bay, Hong Kong.
The principal activities of the Housing Society are property sales,
leasing, management and financing, which are all conducted in
Hong Kong.
The financial statements are presented in Hong Kong dollars which
is also the functional currency of the Housing Society.
2 Statement of compliance
These financial statements have been prepared in accordance with
all applicable Hong Kong Financial Reporting Standards (“HKFRSs”),
which collective term includes all applicable individual Hong Kong
Financial Reporting Standards, Hong Kong Accounting Standards
(“HKASs”) and Interpretations issued by the Hong Kong Institute of
Certified Public Accountants (“HKICPA”) and accounting principles
generally accepted in Hong Kong. A summary of the significant
accounting policies adopted by the Housing Society is set out below.
3 Significant accounting policies
(a) Basis of preparation of the financial statements
The measurement basis used in the preparation of the
financial statements is the historical cost basis, except for
certain financial instruments which are stated at fair values
as explained in the accounting policies below.
The preparation of financial statements in conformity with
HKFRSs requires management to make judgements, estimates
and assumptions that affect the application of policies and
reported amounts of assets, liabilities, income and expenses.
The estimates and associated assumptions are based on
historical experience and various other factors that are
believed to be reasonable under the circumstances, the results
of which form the basis of making the judgements about
carrying values of assets and liabilities that are not readily
apparent from other sources. Actual results may differ from
these estimates.

房屋協會法團條例於一九五一年五月
十八日註冊成立,其註冊辦事處及主要
辦公地點是位於香港銅鑼灣告士打道
二百八十號世貿中心二十九樓。
房屋協會的主要業務為樓宇出售、租
賃、管理及融資。所有業務均在香港
進行。
本財務報表以港幣列示,港幣亦為房屋
協會之功能貨幣。

統稱包含所有個別適用的《香港財務報
告準則》、《香港會計準則》和詮釋)及
香港公認會計原則擬備。以下是房屋協

(a)
財務報表的擬備基準
除部分財務工具如下列會計政策所
述以公允價值列報外,本財務報表
乃採用歷史成本會計基準擬備。
管理層需在擬備符合《香港財務報
告準則》的財務報表時作出對會計
政策應用,以及資產、負債、收入
和支出的報告數額構成影響的判
斷、估計和假設。這些估計和相關
假設是根據以往經驗和管理層因應
當時情況認為合理的多項其他因素
所作出的,其結果構成了管理層
在無法依循其他途徑即時得知資產
與負債的賬面值時所作出判斷的
基礎。實際結果可能不同於該等
預算。
