Low-income Group 低收入長者

Chung Yuet Lau – Elderly Block at Rental Estate
松悅樓–出租屋邨內的長者住屋

Chung Yuet Lau is the Housing Society’s first elderly housing project constructed using MiC. Adjacent
to the low block of Ming Yiu Lau at Jat Min Chuen in Sha Tin, the 10-storey building offers 64 age-
friendly units designed for one-to-two-person households. Each unit is thoughtfully designed with age-
friendly features including lowered door curbs, handrails and other accessibility elements, addressing
the practical needs of senior residents while promoting
ageing in place. Qualified applicants meeting the
relevant requirements during their tenancy will enjoy a
lifetime exemption from full rent and rates.

The units have been successfully allocated for all the
eligible applicants. The initial cohort of residents took
occupancy in the second quarter of 2024. As at 31 March
2025, six applications remain on the waiting list for
future allocation.

松悅樓為房協首個採用「組裝合成」建築法的長者房屋項
目。毗鄰沙田乙明邨明耀樓低座，大樓樓高十層，提供
六十四個可供一至二人入住的長者友善單位。每個單位都
經過精心設計以符合長者需要，包括低門檻、扶手及其他
無障礙元素，以切合長者的實際需要，推動居家安老。成
功申請的長者如在租住期間符合相關免租規定，可享終身
豁免全額租金和差餉。
我們已將單位編配予所有合資格的申請者。首批居民已
於二零二四年第二季度開始入伙。截至二零二五年三月
三十一日，尚有六個申請等候分配。
