Chiller replacement at 1063 King’s Road was completed in April 2014. The new
water-cooled chillers use oil-free magnetic bearings and variable speed drives to
deliver superior efficiencies of 35% or above of the conventional chillers. The latter
usually involves essential problems affecting its long-term reliability, such as high
friction losses, mechanical wear and high maintenance of oil management system.
The new chillers have very low sound and vibration levels enabled by the absence
of physical contact between moving metal parts.

487 and 825 energy-saving LED fluorescent lights were installed at the car park of
Verbena Heights and residential lift lobbies of Jat Min Chuen respectively to reduce
energy consumption and chemical waste.

These projects fulfilled the "Code of Practice for Energy Efficiency of Building
Services Installation 2012".
