Redevelopment of Rental Estates
Most of the rental estates of the Housing Society were built in the 1960’s
and 1970’s. Eight of them: Ming Wah Dai Ha, Yue Kwong Chuen,
Moon Lok Dai Ha, Chun Seen Mei Chuen, Healthy Village, Kwun Tong
Garden Estate, Kwun Lung Lau and Lok Man Sun Chuen, are over
40 years old. For the well-being of the inhabitants and on safety and
economic grounds, the Housing Society has a progressive redevelopment
programme to demolish and rebuild them. Through this redevelopment
programme, we also hope to release the latent potential in these estates
to provide better facilities and more subsidised housing units which are
much sought after by the community.
For the implementation of the programme, the Housing Society has
developed an Integrated Redevelopment Model (IRM) which aims to
provide rental units for low-income households, rental units of higher
quality for those with a relatively better ability to pay, elderly flats, elderly
service establishments such as Residential Care Home for the Elderly or
Day Care Centre, and enhanced commercial and communal facilities at
the redeveloped estate.
重建出租屋邨
房協轄下大部分的出租屋邨均建於六十和
七十年代,當中有八個超過四十年樓齡,
包括明華大廈、漁光村、滿樂大廈、真善美
村、健康村、觀塘花園大廈、觀龍樓及樂民
新村。房協訂立一套循序漸進的計劃,以居
民為本,並考慮安全及經濟的因素,拆卸及
重建這些屋邨。透過重建計劃,我們希望能
釋放這些屋邨的潛在發展空間,提供更好
的設施和更多資助房屋單位,以回應社會的
渴求。
為實行此計劃,房協發展了一套「綜合重建
模式」,在重建的屋邨內提供為低收入家庭
而設的出租單位、為負擔能力較高的住戶提
供較優質的出租單位、長者房屋、長者服務
設施如護理安老院及日間護理中心,以及更
佳的商業及社區設施。
