屋邨管理
為推廣健康生活及環保信息,房協於年內舉
辦了
289
項綠色活動,共有
38,000
名居民參
加。當中的重點活動包括「二零一四年植樹
日」、「環保以物換物大行動」、「社區耕種計
劃」、「舊書回收大行動」、「世界環境日」和
「全城有機日」。
此外,房協亦獲頒四十三個獎項,以嘉許我
們在節約電力和食水、以及處理廢物方面的
努力,當中包括「香港環保卓越計劃」的減
廢標誌,以及環境保護署「惜食香港」運動
的感謝狀。
商業租務
房協於發展項目擁有商舖,出租予商業營運
者,以應住客所需。按供出租的樓面計算,
商舖面積合共約有
97,000
平方米。此外,出
租屋邨亦設有約
9,000
個車位,供住戶及訪
客使用。
這些物業以商業原則營運,租金亦與市場水
平看齊,目的是要所取得合理的回報以支持
房協回饋社會的活動。去年,來自商業租務
的收益維持於四億六千萬港元的水平。
為了保持物業的商業價值和高水平的服務,
房協因應情況為商場進行裝修或提升設備。
去年,我們便為代管物業欣榮花園的商場展
開大型翻新,現仍進行改善工程。過去一
年,我們的商務物業錄得零空置率。
年內,我們亦在轄下十九個停車場引入「綜
合停車場入閘系統」,將收入賬目即時透過
電腦傳送到中央系統,作為管理和財務監控
的工具,成效理想。
For healthy living and for protection of the environment, 289 green
activities were organised during the year, in which 38,000 residents
participated. The highlights include the Tree Planting Day 2014, the
Waste-to-Goodies Recycling and Community Farming Programme, the
Used Books Recycling Campaign, and the World Environmental and
Organic Day.
43 awards were bestowed on the Housing Society in recognition of
our efforts towards energy and water saving and waste management,
including the Wastewi$e Label under the Hong Kong Awards for
Environmental Excellence, and the Certificate of Appreciation in Food
Wise Hong Kong by the Environmental Protection Department.
Commercial Leasing
The Housing Society owns shop spaces in its developments and let them
to commercial operators to meet residents’ needs. The stock is around
97,000 square meters in terms of rentable floor area. In addition, some
9,000 car-parking units are provided in our rental estates for use by
residents and visitors.
For these properties, we run them on commercial principles and charge
rent at market rates. The objective is to achieve a reasonable return to
support activities which the Housing Society undertakes as a contribution
to society. Revenue from leasing was maintained at HK$460 million
last year.
To maintain the commercial value of our properties and to upkeep
standards, we renovate or upgrade them as appropriate. Jubilant Place
Shopping Arcade at our managed property Jubilant Place was up for
refurbishment last year. Improvement works are now in hand. A 0% void
rate was recorded for the commercial properties during the review year.
During the year, we have introduced the Integrated Carpark Access
System to 19 of our car parks for instant reporting of revenue collection
through a computer link to central control. The system has been working
satisfactorily, as a management and financial monitoring tool.
