Unlike SEN, the Tanner Hill project is developed to operate on
commercial basis with land obtained from Government at full premium.
For this reason, the upfront lump sum payment for the life right to live in
the rental units needs to be set in line with market level. It will be higher
than those payable for SEN previously.
To share our concept of Quality Retirement Living, the Housing Society
has launched a Joyous Living membership platform in early﹣2012.
The platform now has about 2,600 members from the public who are
connected up by activities specially organised for retirees, such as the
Joyous Living Seminar held in October 2013 with over 300 attendants.
There is also a dedicated website with regular information updates,
including the latest on Tanner Hill.
Tanner Hill will be completed in the first quarter of 2015. Intake of
residents is scheduled for the latter half of 2015.
Originally, there was another Joyous Living project planned in the
wetland of Tin Shui Wai at site TSW Area 115. However, we encountered
unexpected difficulties as soon as we began preparatory works. The soil
condition there and the proximity of the site to the Wetland Park gave rise
to difficulties in respect of site formation, piling and construction. Also,
because of its location, particular environment protection requirements
were imposed on the layout and design of the blocks. These factors,
coupled with the escalating construction costs since the inception
of the project idea, have rendered the project financially not viable
from the perspective of the Housing Society. On re-assessment, the
Housing Society finally decided to give up the project and return the site
to Government.

必須以商業原則發展及營運該項目。基於上

房協於二零一二年初成立了「雋逸生活」平
台,推廣「優質退休生活」的概念。我們透過
各項專為退休人士而設的活動,加強與現時

年十月舉辦的「雋逸生活」研討會,共有超過

享資訊,包括丹拿山項目的最新動態。
丹拿山項目將於二零一五年首季竣工,預期

到無法預計的困難。由於該處的特殊土質情
況及鄰近濕地公園的原故,令土地平整、打
樁及建設方面都出現困難;而基於項目的地
理環境,在規劃及建築設計上亦附帶特別的
環保要求,加上建築成本上漲,我們認為
這個項目財務上並不可行。經過重新評估
後,房協最終決定放棄項目,並將土地歸還
政府。
