For Sha Tin Area 36C, after working out different development schemes
in discussion with relevant Government departments, we optimised site
utilisation to increase the flat production while improving the economic
viability of the project. In terms of flat size, layout and facilities, the
project is similar to Greenview Villa as both projects are serving the same
category of purchasers.
There is an expansive natural slope behind the site. We saw this as
a factor to be reflected in the land premium and we considered that
responsibility of slope maintenance in future should be clarified. All these
issues have been resolved through discussion with Government at the
land grant stage.
Key development parameters for this project have been finalised. Ground
investigation was completed in December 2013 and detailed design
of the blocks is in progress. The target date for commencement of
construction is late-2014.
The Housing Society will continue to seek land for production of
subsidised sale flats, furthering the policy objective of Government of
providing more subsidised housing for low to middle-income families.
Rental Estate at Sha Tau Kok
The Housing Society has been commissioned by Government to
build a rental estate in the restricted area of Sha Tau Kok to meet the
housing needs of the local inhabitants. Consultations are underway
with stakeholders like the local residents, Sha Tau Kok District
Rural Committee, and the Mutual Aid Committee of the existing
Sha Tau Kok Chuen.

經濟效益。無論是單位大小、間格及設施方
面，均以「綠悠雅苑」為藍本，因為兩者都
以同類的買家為對象。
該地皮背靠一個廣闊的天然山坡，我們認為
這個因素有需要反映在地價上，亦必須釐清
日後山坡維修的責任。這些事項已在批地階
段與政府協商解決。
我們已確定這個項目的主要發展規範，而土
地勘測亦已於二零一三年十二月完成，現正
進行各座樓宇的詳細設計，建築工程預計於
二零一四年底動工。
房協將繼續尋找合適的土地興建資助出售房
屋，進一步配合政府的施政目標，提供更多
資助房屋予低至中等收入的家庭。
沙頭角出租屋邨
政府已委託房協於沙頭角禁區內興建出租屋
邨，以配合區內的住屋需要。房協對各持份
者的諮詢工作現已展開，當中包括當地居
民、沙頭角鄉事委員會及現有沙頭角邨的互
助委員會。
