As there was an element of subsidy in this scheme, eligibility for
Greenview Villa flats was limited to Hong Kong residents whose income
and assets are within the prescribed limits. Similar to arrangements for
flats under the previous Flat-for-Sale Scheme, the owner will need to
pay a premium to Government first on re-sale or leasing out of the flat.
Alternatively, after a period of two years from the first assignment, the
owner can sell the flat to an eligible purchaser nominated by the Housing
Society without the need to pay any premium.
In spite of the restrictions on eligibility, market response to Greenview
Villa was enthusiastic with over 58,000 applications received for the 988
flats. The flats were sold out in 11 days and are targeted for handing over
to the purchasers in the second quarter of 2015. We shall closely monitor
the progress.
An analysis of the sales details and the profile of the buyers gave us
insight into the potential demand for this type of housing. We have shared
the information with the Transport and Housing Bureau and will work
with Government to explore possibilities for further attempts. The same
information will help us to decide on the best mix of housing units in our
future projects, for example Sha Tin Area 36C, which has been entrusted
to the Housing Society by Government in the 2013 Policy Address.
