In Shau Kei Wan, we put Harmony Place (H21) to sale under a novel
concept of ‘cross-generational’ housing last year. Under this concept,
young families buy flats on the upper floors while their elders are taken in
as tenants by the Housing Society in rental units on the lower floors, using
a linked arrangement. In this way, the young can look after the old and
the old can enjoy being close to the young and perhaps help taking care
of their grandchildren too, while both sides preserve privacy. The social
benefits of this kind of harmony are enormous.
Similar to Heya Green, we imposed a range of anti-speculation measures
in the first launch of the pre-sale of Harmony Place. These comprise: sale
by way of application cum ballot, purchasers being Hong Kong residents;
no company purchasers are allowed, etc. We opened Harmony Place
show flats for viewing by the public in end-2013. For the 212 units on
sale, 272 applications were received in the first round of balloting. Up to
end of March 2014, 142 units were sold. The 66% take-up rate was in
line with private flats released for sale during the same period, which was
40% - 70% on average. We are watching developments closely in order
to establish whether community demand for ‘cross-generational’ housing
is strong enough to warrant a further attempt.
For the rest of the urban renewal projects, off-site mock-up flats were
made available in December 2013 for K21 and K22, of which foundation
works were completed and superstructure contracts commenced on
schedule in August and December 2013 respectively.
For H21, the main roof was topped out in October 2013 and
superstructure works are in progress under close monitoring. The
handover-standard sample floors were completed on site as scheduled.

概念,推出位於筲箕灣的「樂融軒」(

)。
在這概念下,年輕家庭購入位於高層的住宅
單位,而他們的年長親人則可透過這項掛勾
安排租住位於低層的出租長者單位。這樣不
單方便年輕人照顧年長親人,而長者又可拉
近與家人的距離,甚至可幫忙照顧孫兒,與
此同時各人又可以保留私人的空間。這種和
睦共融的關係可為社會帶來巨大裨益。
為了防止炒賣,房協在推售「樂融軒」時,
沿用了「喜雅」的措施,包括抽籤決定揀樓
次序、買家限於香港居民及不接受公司申請
等。「樂融軒」展銷廳於二零一三年底開放予
公眾參觀,所推出的

個單位首輪共收到

個申請。截至二零一四年三月,售出的
單位共

個,認購率為六成六,與當時私
人樓宇的平均四至七成銷售成績相若。我們
正密切觀察情況,以確定社會對「長幼共融」
模式的住屋的需求,然後決定是否應再作進
一步嘗試。
至於其他市區重建項目,我們於二零一三年
十二月在工地以外設立

的模擬單
位,該兩個項目的地基工程亦已完成,而
上蓋工程則如期於二零一三年八月及十二月
展開。
此外,
H21
項目的主大樓已於二零一三年十
月平頂。我們正密切監察上蓋工程的施工情
況,而交樓標準的實地模擬樓層亦已如期
完成。
