In parallel with the consultations, we did a field survey in May 2013
which helped to define the project scope and planning parameters.
Based on the findings of the survey, we have formulated a preliminary
scheme to provide in this estate about 140 rental units and ancillary
facilities including shops and parking spaces. Discussion with the Lands
Department on the land grant terms as well as the design of the project
was smooth. Foundation works are expected to commence in end-2014
as originally targeted.
Urban Renewal Projects
For its previous involvement in urban renewal, the Housing Society
generates flats for sale at market prices through the redevelopment of six
sites in Shau Kei Wan and Sham Shui Po. The flats we provide follow the
principle of ‘practical but not extravagant’ and thus are of special appeal
to genuine home-buyers of moderate means. The first project under this
approach is Heya Green in Sham Shui Po.
Heya Green was an instant success when put to the market in 2012.
All of the 321 typical units were sold and had now been handed over
to the buyers. The customer survey we held at the end of the sales
shows encouraging results – 91% of the owners rated our handover
arrangements as either good or excellent.
Following the same approach as Heya Green, the Housing Society has
in hand four more residential projects in Sham Shui Po with completion
dates straddling from 2015 to 2016, providing 930 housing units in total.

實地調查,以協助我們訂出項目的規模和規
劃範疇。根據調查結果,我們制訂了一個初
步方案,在該屋邨提供約一百四十個出租單
位和配套設施,包括商舖及停車場。至於與
地政署就撥地條款及項目設計的商討亦進
展順利,希望如期在二零一四年底展開地基
工程。
市區重建項目
由於參與市區重建的工作,房協透過重建筲
箕灣和深水埗區六個地盤,提供以市價發
售的單位。那些單位沿用「實而不華」的原
則,因而廣受中等收入用家的歡迎。其中最
早落成的項目為位於深水埗的「喜雅」。
「喜雅」在二零一二年推出市場時已非常成
功,售出的
321
個單位現已全部交付予買
家。售後顧客調查結果顯示,百分之九十一
的買家認為交樓安排「妥善」或「非常妥
善」,成績令人鼓舞。
房協在深水埗尚有四個與「喜雅」模式相同
的住宅項目,將於二零一五至二零一六年陸
續完成,共提供

個住宅單位。
