With the benefit of the utilisation statistics and an in-depth analysis,
we are working on a viable operating model and an optimal scale
for SEN in general. As an example, in future we might scale down
recreational facilities and restaurants and use the space to increase
healthcare provisions for the residents and for the elderly in
the neighbourhood.
Given the ageing population in Hong Kong and the long waiting list we
have in hand for the two pilot projects, we are reasonably confident
of a yet unfulfilled demand for SEN in Hong Kong. We shall approach
Government for further sites when opportunities arise.
Joyous Living
With the advancement of society, education and living standards,
elderly persons in Hong Kong have higher expectations for a quality
retirement life and are better able to pay their way. Hence a new
concept, Joyous Living, was developed by the Housing Society with
reference to successful models overseas modified to match local
culture and context.
The Tanner Hill project in North Point is our first attempt under
the Joyous Living model. On completion, the project is to provide
588 independent living units to elderly persons aged 60 plus in the
community. In the estate, all facilities, including the residential units,
nursing home, day care centre and various amenities, are designed
to be age-friendly. Moreover, each residential unit is equipped with
emergency call devices, no-motion sensor and door contact tracking
system for better care and support to its elderly occupants. Skilled care
of a wide range will be available on site so that residents do not have to
go far for services they need or may need in the categories of medical,
psychological, rehabilitation and other social or support services.
Also, a well-equipped ‘Elderly Hub’ will be established in the estate

按香港人口老化的情況及兩個試驗項目的輪
候人數來看,我們相信香港社會對「長者安
居樂」的需求甚為殷切。故此,我們將把握
適當時機,向政府爭取撥地作此用途。
「雋逸生活」
隨着社會、教育及生活水平的提升,香港的
長者對優質退休生活有更高的期望,而他們
亦有足夠的經濟能力。有見及此,房協參考
了外國的成功例子,再配合本地文化及背景
加以調節,發展一個新的住屋概念 —「雋逸
生活」。
位於北角的丹拿山項目將會是「雋逸生活」
模式的首個嘗試。落成後,該項目將為區內
六十歲以上的長者提供

個獨立單位。屋
苑內所有設施,包括住宅單位、安老院、
日間護理中心及其他配套設施,均以長者友
善的設計為原則。此外,每個住宅單位均會
安裝緊急召援裝置、無動態感應器及大門接
合追蹤系統,讓年長住客獲得更全面的照顧
及支援。屋苑內亦將提供一系列的專業護理
服務,住客毋須外出亦能方便地享用所需服
務,照顧他們在醫療、心理、復康及社交等
方面的需要。除此之外,還有一個設施齊備
