BUSINESS OPERATIONS

Tenancy and Property Management
In 2015/2016, the Housing Society managed a total of 20 rental
estates accommodating around 86,000 residents in 32,484 units.
Additionally, we provided building management services for 21,043
private flats in 28 properties, as well as 11,439 units under the
Tenants Purchase Scheme.
For the past two years, residential property rents in Hong Kong have
been consistently on the rise. Rents of our Group A estates, averaging
around HK$1,800 per unit per month, are only at about 24% of the
market rates.
As a self-financing and not-for-profit organisation, we operate our
rental estates as independent accounts. In other words, the rental
income we receive must be sufficient to cover recurrent management
expenses, tenancy administration costs, rates (if included in the
rent) and government rents, as well as expenses for major
improvement works.
However, during the past two years, operating costs have been
increasing along with the consumer price index. These include the
substantial investments we have made in repairs, maintenance, and
rehabilitation or improvement works to ensure our ageing estates
are maintained to meet tenants’ expectations. On top of these
ongoing costs, we have planned to spend over HK$1 billion for
further rehabilitation works over the next five years.

賬目營運轄下的出租屋邨。換言之,我們的
租金收入必須足夠支付日常的管理開支、
租務行政成本、差餉(如包括在租金內)及
地租,以及大型改善工程的支出。
然而,隨著消費物價指數上升,過去兩年的
營運成本亦不斷上漲,當中包括維修、
保養、復修或改善工程上的重大投資,以確
保舊邨的保養符合住戶的期望。除了這些持
續性的開支外,我們計劃於未來五年撥出超
過十億港元,展開進一步復修工程。
