物業發展
In 2015/16, the volume of construction undertaken by the Housing
Society began to taper off with the gradual completion of all five
urban renewal projects in Sham Shui Po and one in Shau Kei Wan.
During this period, we were also prepared to embark on new projects,
including the redevelopment of our rental estates Ming Wah Dai Ha
and Yue Kwong Chuen, as well as two Subsidised Sale Flats projects,
one in Tseung Kwan O and another in Tuen Mun, for which foundation
works started in June and July 2016 respectively.
The value of all projects under construction during the year under
review amounted to HK$1.6 billion.
Our Management saw the winding down of the urban renewal
projects as an opportune time to review policies and procedures
for the next cycle of construction and the accompanying wave
of tendering and procurement. Among these were a revamp of
our procurement policy for contractors and consultants as well as
a review of existing procedures and internal guidelines on
best practices.
於二零一五╱一六年度,隨著深水埗五個及
筲箕灣一個市區重建項目陸續竣工,房協
進行的建築工程量亦逐漸減少。期內,我們
為啟動新項目作好準備,包括明華大廈和
漁光村兩個出租屋邨的重建計劃,以及位於
將軍澳和屯門的資助出售房屋項目。這兩個
項目已先後於二零一六年六月及七月開展
地基工程。
年內,所有興建中的項目總值達
16
億港元。
正當市區重建項目相繼落成,管理層認為這
是適當時機去檢討新一輪的建築週期及相關
的招標和採購政策及程序,當中包括革新
承建商及顧問的委聘政策,以及檢討現行
最佳作業模式的程序及內部指引。
