Commercial Leasing
To serve the day-to-day needs of the residents in our rental estates
and the surrounding community, the Housing Society leases space to
retail businesses. At present, we own about 95,500 m
2
of rentable
floor space in our estates, which are let out at full market rents to
commercial tenants.
In addition to the shops and markets stalls we provide for rent, we
also own an office building at 1063 King’s Road with a total floor area
of 26,400 m
2
. While part of the building is reserved for our own use,
the remainder is leased out as a long-term investment.
Our commercial portfolio also comprises some 9,300 car-parking
units for the residents and visitors of our rental estates and
properties under management.
During the review period, new shops in Heya Green, Harmony Place,
Heya Delight and Heya Star became available for lease following the
completion of these projects. The retail occupancy rate achieved for
these new projects was 88%.
The overall occupancy rate for all of our commercial properties and
shops, including carparks and the office space at 1063 King’s Road,
was 99%.

商業租務
為配合轄下出租屋邨居民的日常需要,並服
務鄰近社區,房協向零售商出租商舖,收取
市值租金。現時可出租的樓面約為

平方米。
除了出租的商舖及街市外,我們亦擁有

號的辦公大樓,總樓面面積為
26,400
平方米,當中部分留作自用,其餘則
出租作為長遠投資。
我們的商業租務亦包括逾
9,300
個泊車位,
供轄下屋邨及代管物業的住戶及訪客使用。
年 內, 繼「喜 雅」、「樂 融 軒」、「喜 盈」及
「喜韻」項目落成後,新商舖亦相繼推出
放租,零售出租率為百分之八十八。
