Overall Financial Performance

The Housing Society reported a total income of HK$6,586 million for

the year ended 31 March 2016, which was HK$2,590 million or 65%

higher than that of last year. Total expenses increased to HK$5,251

million. Overall, the Housing Society achieved a net surplus of

HK$1,335 million for the year. Net asset value at 31 March 2016

stood at HK$35.3 billion, represented by HK$9.9 billion in investment

properties, HK$3.8 billion in properties under development for sale,

and HK$21.6 billion in financial assets and others.

Income Analysis

The main contribution in income this year was from property sales,

which amounted to HK$5,526 million. The Heya Delight, Heya Star

and Greenview Villa developments were completed and handed over

to buyers during the year, accounting for the majority of the revenue

from property sales.

Revenue from property leasing mainly came from rental income from

our rental estates and commercial portfolio, including the office

building at 1063 King’s Road. Total income from the property leasing

and management operation has increased by 6% year-on-year to

HK$1,466 million, mainly due to higher rental income from our shops

and car parks.

整體財務表現

截至二零一六年三月三十一日止的財政年

度,房協錄得總收入六十五億八千六百萬

港元,較去年增加二十五億九千萬港元,

即百分之六十五;總支出則增至五十二億

五千一百萬港元。整體而言,房協本年度

的淨盈餘為十三億三千五百萬港元。截至

二零一六年三月三十一日,淨資產值為三百

五十三億港元,當中九十九億港元為投資

物業、三十八億港元為發展中的出售物業,

以及二百一十六億港元為財務及其他資產。

收入分析

本 年 度 收 入 的 主 要 來 源 為 物 業 銷 售,

達五十五億二千六百萬港元。「喜盈」、

「喜韻」及「綠悠雅苑」已於今年竣工並交付

買家,佔物業銷售的大部分收入。

物業租賃收入主要源自出租屋邨及商業物業

的租金收入,包括英皇道
