rental income, we may need to write down the carrying value of

these investment properties as we redevelop our estates. So far,

we have been able to kick start the phased redevelopment of

Ming Wah Dai Ha, and an impairment provision has been recognised

in the financial statements.

We are pleased that Government has in-principle granted policy

support for our proposal of providing subsidised sale flats in the

future redevelopment phases for Ming Wah Dai Ha. Hopefully,

the proceeds from the sale of these flats will help to minimise the

project’s financial deficit. Going forward, subject to Government’s

policy support, we will adopt a similar approach in the redevelopment

of other rental estates. Being a not-for-profit organisation operating

on self-financing principles, the Housing Society will continue to be

prudent in undertaking any new housing or estate redevelopment

projects to ensure our long-term financial sustainability.

因此我們在重建屋邨時或會撇減該等投資物

業的賬面金額。到目前為止,我們已成功展

開明華大廈的分階段重建,且已於財務報表

中確認減值撥備。

我們喜獲政府原則上的政策支持,在明華

大廈分階段重建中提供資助出售房屋,而出

售該等單位所得的款項則可望減少項目的

虧損。日後,如再得到政府的政策支持,

我們期望採用類似的方式重建其他的出租屋

邨。作為一個以自負盈虧原則營運的非牟利

機構,房協將繼續審慎推行新的房屋或屋邨

重建項目,以確保我們在財務上得以長遠地

持續發展。
