BUSINESS OPERATIONS
業務重點
Among the comprehensive facilities offered are an elderly-friendly
gymnasium, indoor heated swimming pool, library, arts and crafts
studio, mini theatre, restaurant and refreshment corner. In addition
to these lifestyle features, The Tanner Hill provides a Residential Care
Home for the Elderly (RCHE), a Day Care Centre, a Cognitive Training
Centre and a Rehabilitation Centre within the development. We have
also partnered with HKSH Healthcare (Tanner Hill) Limited, an
affiliate of Hong Kong Sanatorium & Hospital, and the School of
Chinese Medicine of Hong Kong Baptist University to provide
healthcare services both to the residents and other seniors living
in the community.
Following its launch, The Tanner Hill has been accepting applications
from Hong Kong residents aged 60 or above for the flats on a
life-lease basis. As the project has been developed at full market
land premium without subsidy, no income or asset limit is imposed.
Before moving in, the tenants will pay an entry contribution based
on a formula produced by actuaries taking into account various
factors such as age and change in average life expectancy, together
with the size, type and location of the individual flats. (In addition,
tenants will need to pay a management fee and a service fee on a
monthly basis.)
To provide an alternative financing option for prospective tenants,
we secured the consent of The Hong Kong Mortgage Corporation
Limited (HKMC) to extend its Reverse Mortgage Programme to tenants

設施一應俱全,包括方便長者使用的健身
室、室內暖水泳池、圖書館、工藝室、迷你
影院、餐廳及輕食閣。除了這些生活特色
外,屋苑內還設有護理安老院、日間照護中
心、認知訓練中心及復康中心。我們夥拍養
和醫院的聯屬公司養和醫健(丹拿山)有限
公司和香港浸會大學中醫藥學院,為住客以
至區內其他長者提供服務。
「雋悅」接受六十歲或以上的香港居民以終身
租住的形式申請。由於項目已補付市值
地價,並無資助成份,因此不設入息及資產
限制。
租戶須於入伙前繳付租住權費,金額由精算
師根據不同因素如年齡及預計平均壽命的轉
變等制訂運算程式,再按個別單位的面積、
種類、樓層及座向而釐訂。另外,租戶每月
亦須支付管理費及服務費。
為了向準租戶提供其他的財務選擇,我們取
得香港按揭證券有限公司的同意,將「安老
按揭計劃」擴展至「雋悅」租戶。在這計劃
