of The Tanner Hill. Under this programme, they are able to apply for a

lump-sum loan to settle the entry contribution for The Tanner Hill and

rent out their mortgaged residential properties for recurrent incomes.

Over the two-week application period, the on-site show flats were

visited by more than 13,000 people whose response to the project

was very positive. However, as a result of the downturn in the property

and stock markets, many prospective tenants were holding a wait-

and-see attitude and thus the actual take-up rate was below expectation.

Our response to the change in market conditions was to provide

additional financing options, including a 10% reduction of the entry

contribution on long leases (also applicable to those who had already

executed the Lease Agreement), the introduction of a two-year

fixed-term lease and the relaxation of the criteria of permitted occupiers.

Short-term lease tenants were also given the option to switch to a

long lease at any time within their tenancy with rental credits.

By end of March 2016, a total of 66 units were leased, with the

handover of the units proceeding smoothly from 1 April 2016.

Despite the lower-than-expected take-up, the Housing Society

remains confident about the potential demand for The Tanner Hill.

We have received very positive feedback on the project and expect

that with the completion of the two clinics, the restaurant and the

RCHE in 2016, demand will pick up for the remainder of the flats.

推出兩年定期租約,以及放寬特准住戶的資

格。短期租戶亦可選擇在租約期內隨時以所

繳的部分租金轉為長租。

至二零一六年三月底,「雋悅」共租出

單位,並由二零一六年四月一日起交樓給租

客,過程順利。

雖然承租率比預期低,房協仍然對「雋悅」

的終身租住需求充滿信心。巿場對該項目的

反應非常正面,預期隨著兩所診所、餐廳及

護理安老院於二零一六年啟用後,市場對餘

下單位的需求將會回升。
