Senior Citizen Residences Scheme
For more than a decade, we have been offering our Senior Citizen
Residences (SEN) Scheme for the middle-income elderly people.
The two pilot projects launched under this scheme, Jolly Place in
Tseung Kwan O and Cheerful Court in Jordan Valley, were completed
in 2003 and 2004 respectively to provide a total of 576 units.
Both SEN projects are based on a universal design concept and come
with residential care homes and support services such as 24-hour
emergency call, home-care and rehabilitation services, as well as day
and night respite care. Clubhouse facilities such as indoor swimming
pool, library, salon and restaurant are also available.
To be eligible for SEN flats which are available on a lease-for-life
basis, applicants must pass a means test as these projects are
subsidised. The waiting list for the two existing SEN pilot projects
is currently around 750. Given the strong demand for this type of
housing, the Housing Society has been looking for opportunities to
provide more of these flats.
During the review period, the Housing Society began to undertake a
third SEN project at Lee Kung Street, Hung Hom. Rezoning proposal
on changing land use to residential was submitted to the Planning
Department for approval by the Town Planning Board. Construction is
expected to commence next year for targeted completion in 2021.

在過去十多年，我們一直為中等收入長者提
供「長者安居樂」住屋計劃，而兩個試驗項
目
—
將軍澳「樂頤居」及佐敦谷「彩頤居」
分別於二零零三年及二零零四年落成，共提
供
576
個單位。
兩個「長者安居樂」項目均採用「通用設計」
的概念，配備護理安老院，並提供
24
小時緊
急召喚、居家照顧、復康和日間及夜間短暫
照護服務，而會所設施則包括室內泳池、圖
書館、理髮室及餐廳等。
由於「長者安居樂」項目屬於資助性質，
單位以終身租約出租，申請人必須通過入息
及資產審查。目前兩個試驗項目約有
750
人
輪候。鑒於市場對此類型房屋的需求殷切，
房協一直尋找機會增加供應。
年內，房協開始在紅磡利工街進行第三個
「長者安居樂」項目，並已向規劃署申請改劃
土地用途，有待城市規劃委員會的審批。
工程預計於明年展開，目標是於二零二一年
完工。
